Siding That Holds Up on San Juan Island

San Juan Island homes take a different kind of beating than houses inland. Sitting out in the Salish Sea, exteriors here deal with a near-constant mix of salt-laden air, wind-driven rain that finds every gap in a wall system, and long stretches of gray, damp weather that keep siding wet for days at a time. Add in a moss and algae season that can run most of the year in shaded, north-facing spots, and it's easy to see why so many homes on the island show premature paint failure, soft trim, or streaky, discolored siding well before their time.

We're a local exterior contractor working throughout San Juan County, and San Juan Island is a regular part of our service area. We install siding, roofing, windows, and decks, and we've built our business around materials and installation practices that are actually suited to this environment — not generic products that happen to work fine somewhere drier.

What the Climate Does to the Wrong Siding

A lot of siding failure on the island isn't really about the material being "bad" — it's about the material being mismatched to conditions. A few things we see repeatedly:

  • Salt air corrosion and finish breakdown. Airborne salt accelerates the breakdown of paint films and can be tough on fasteners and trim details that aren't properly protected.
  • Moisture intrusion behind the cladding. Driving rain pushed by wind off the water doesn't just hit siding head-on — it gets forced sideways and upward under laps, around windows, and at inside corners. Any weakness in the water-management details behind the siding shows up eventually as rot or staining.
  • Moss and algae growth. Shaded exteriors, tree cover, and persistent dampness create ideal conditions for moss and mildew to take hold, especially on siding textures and finishes that hold moisture at the surface.
  • Wood-based products losing the fight. Cedar, primed spruce, and other wood or wood-composite siding can perform reasonably well for a while, but they depend heavily on paint film integrity and diligent maintenance. In a climate this consistently wet, gaps in that maintenance schedule get punished fast.

Why We Install James Hardie Fiber Cement — and Nothing Else

We made a deliberate decision to install only James Hardie fiber cement siding. We don't install vinyl, LP SmartSide, cedar, primed spruce, or other fiber cement brands. That's not a marketing angle — it's a standard we hold because of what we see happen to exteriors in exactly this kind of climate.

James Hardie fiber cement is non-combustible and dimensionally stable, so it doesn't expand, contract, or warp the way wood-based products can when they cycle through wet and dry conditions. Hardie's ColorPlus factory-applied finish is baked on under controlled conditions, which gives it better adhesion and fade resistance than field-applied paint — a real advantage on a house that's going to spend a lot of its life damp. Hardie also engineers specific product lines (their HZ5 formulation) for wetter, more variable climates like ours, which matters more here than in a lot of the country. On top of that, Hardie backs its siding with a strong, transferable limited warranty, and its ColorPlus finishes carry their own separate finish warranty — real protection if you ever sell the house.

None of this means other products are junk. Vinyl is inexpensive and low-maintenance in the right setting. Cedar has a look plenty of people love. But when we weigh installation sensitivity, long-term moisture behavior, and how a product will actually hold up over 20-plus years of San Juan Island weather, fiber cement from Hardie is what we're willing to put our name behind.

Correct Installation Matters as Much as the Product

Even the best siding fails early if it's installed wrong, and that's especially true in a marine climate. Proper flashing at windows, doors, and roof-to-wall transitions; correct clearances at the ground, decks, and roof lines; and a properly detailed weather-resistive barrier behind the cladding all matter more here than in a dry climate where mistakes have more time to reveal themselves — or never do at all. We install to Hardie's published specifications, with attention to the water-management details that keep moisture from ever reaching the sheathing in the first place.

Because we work throughout San Juan County, we understand the practical side of island projects too — coordinating material deliveries, scheduling around ferry logistics, and working efficiently once we're on site so a crew isn't making repeat trips back and forth across the water.

Roofing, Windows, and Decks Face the Same Conditions

Siding isn't the only part of a home's exterior under pressure here. Roofing systems deal with the same wind-driven rain and moss growth; windows need proper flashing and sealing to keep salt-laden moisture out of the wall assembly; and decks exposed to sun, rain, and salt air need materials and fasteners that won't corrode or degrade quickly. We handle all of it, which means one crew that understands how these systems work together as a complete exterior envelope, rather than separate trades solving separate problems.

A Few Signs Your Siding May Be Struggling

  • Paint that's peeling, chalking, or fading unevenly, especially on shaded or water-facing walls
  • Soft or spongy spots when you press on siding or trim near the bottom of walls
  • Persistent moss, algae, or black streaking that comes back soon after cleaning
  • Visible gaps, cracking, or warping at seams and corners
